Can you buy in Miami without traveling? How a remote purchase works

Choosing the unit, reserving, paying the deposits and signing without getting on a plane: the process explained step by step for international investors.

One of the questions Latin American investors ask me most is whether they need to come to Miami to buy. The short answer is no: today most pre-construction purchases are done remotely from start to finish. Here is what the path looks like.

Step 1: a video call to understand what you are after

Before showing you anything, we talk about your goal (renting, using it yourself or both), your budget and how long you are willing to wait for delivery. That lets me rule out the projects that do not fit.

Step 2: choosing the unit with the developer's documents

I share the price list, floor plans and payment plan of the projects that do fit, and we go through them together on screen. For example, Delano Residences, in Downtown, starts at $700,000 with delivery scheduled for 2031: a long horizon that suits some investors well for spreading out payments.

Step 3: reserving and signing the contract online

The reservation and the purchase contract are signed electronically. You will need your passport and some personal details; I tell you exactly what each developer requires.

Step 4: paying the deposits by wire transfer

Deposits are sent by international wire to the escrow account stated in the contract, never to a personal account. Every payment is documented and I confirm when the developer receives it.

Step 5: following construction and preparing the closing

During construction I keep you updated on progress and on the dates of the next payments. At the end, closing is coordinated with a title company and, if you cannot be there, it can be signed remotely or through a power of attorney, depending on the case.

The one thing not to do remotely

Choose in a hurry. Buying from abroad is perfectly possible, but it requires having all the information in writing before reserving. If you want to start, write to me and we will schedule that first video call.
